The vast majority of Leeds homes have pitched roofs in concrete tile (post-war) or natural slate (Victorian, Edwardian and higher-end new build). Concrete tiles typically last 40–60 years before the surface erodes; the underlay usually fails first. Natural slate can last 100+ years but the copper or iron nails holding it in place typically fail first ("nail sickness"), causing slates to slip.
Common over rear extensions, dormers, porches and garages. Traditional three-layer built-up bitumen felt has a lifespan of 10–15 years. Chimneys are the highest-failure part of most roofs, exposed on all four sides, subject to freeze-thaw, and often installed with poor-quality lead flashings. We renew flashings in code 4 or code 5 lead as appropriate, re-bed pots on flexible fire cement, rebuild deteriorated brickwork, and cap unused flues with vented caps to prevent condensation.
PVC guttering has an effective life of 15–25 years before UV degradation causes cracking and sagging at joints. Fascia and soffit boards should be inspected any time the roof is scaffolded, replacing while access is already up saves the scaffold cost later.
